Athens-area home sales increased 12.5% year-over-year in May

Sales: According to the Athens-Limestone Association of Realtors, May residential sales in the area increased 12.5% year-over-year (Y/Y) from 224 to 252 closed transactions. Sales increased by 37.7% from April. Sales are up 4.8% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: May listings (1077) increased 4.7% from April and increased 6.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, down from 5.6 in April and down from 4.5 in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-5 months of supply. 

 Pricing: The area’s median sales price in May was $320,510, an increase of 3.4% from one year ago and an increase of 0.2% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in May averaged 54 days on the market (DOM), 1 day slower than May 2025.  

Forecast: May sales were 29 units, or 12.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast ACRE projected 223 sales, and actual sales were 252 units. ACRE forecast a total of 949 sales in the area year-to-date, while there were 967 actual sales through May, a difference of 1.9%.   

New Construction: The 117 new homes sold represents 46.4% of all residential sales in the area in May. Total sales increased by 15.8% year-over-year. The median sales price in May was $324,900, an increase of 1.6% from April and an increase of 1.3% from one year ago.
