Baldwin County home sales up year-over-year in May

According to the Baldwin Realtors, May residential sales increased 15.4% year-over-year from 702 to 810 closed transactions. Following seasonal trends, sales increased 5.9% from April.  InventoryMay listings (3,867) decreased 8.6% from April and increased 2.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.8 months, down from 5.5 months in April and down 10.8% from May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

 Pricing: The Baldwin County median sales price in May was $351,184, a decrease of 3.8% from one year ago and a decrease of 1.7% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in May averaged 82 days on the market (DOM), 7 days faster than May 2025. 

 Forecast: May sales were 810 units, or 21.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 669 sales for the month, while actual sales were 810 units.  

 New Construction: The 115 new homes sold represents 14.2% of all residential sales in May. Total sales decreased by 28.6% year-over-year. The median sales price for new home sales was $351,184, an increase of 2.9% from one year ago and a decrease of 1.5% from April.
