Huntsville-area home sales down 1.1% year-over-year in May

According to ValleyMLS.com, May home sales in the Huntsville area decreased 1.1% year-over-year from 743 to 735 closed transactions. Following seasonal trends, sales increased 3.2% from April. Sales are up 2.3% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: May listings (2,615) increased 7.5% from April and decreased by 4.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.6 months, up from 3.4 months in April, and down from 3.7 months in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in May was $354,000, an increase of 4.7% from one year ago and an increase of 5.2% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in May averaged 48 days on the market (DOM), 2 days slower than May 2025.  

Forecast: May sales were 40 units, or 5.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 695 sales for the month, while actual sales were 735 units. ACRE forecasted a total of 2813 home sales year-to-date, while there were 3031 actual sales through May, a difference of 7.75%.  

New Construction: The 233 new homes sold represents 31.7% of all residential sales in the area in May. Total sales decreased by 1.3% year-over-year. The median sales price in May was $352,168, an increase of 3.7% from April and an increase of 0.7% from one year ago.
