According to the Southeast Alabama Association of Realtors, May residential sales in the Dothan area decreased 5.7 year-over-year in May. Sales increased 2.8% from April. Sales are up 3.4% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: May listings (752) increased 7.1% from April and increased 14.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.1 months, up from 4.0 months in April, but up from 3.4 months in May 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The Dothan area’s median sales price in May was $235,000, an increase of 1.9% from one year ago and a decrease of 2.9 from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 119 days on the market (DOM), 27 days slower than May 2025.
Forecast: May sales (182) were 22 units, or 13.5% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (160). ACRE forecasted a total of 740 home sales year-to-date, while there were 770 actual sales through May, a difference of 4.0%.
