Tuscaloosa area home sales are up 7.1% year-over-year in May

According to the Tuscaloosa Association of Realtors, May home sales in the area were up 7.1% year-over-year at 317 closed transactions. Sales Increased 34.3% from April. Two more resources to review: Quarterly Report and Annual Report.

Inventory: May listings (934) increased 2.6% from April and increased 37.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 2.9 months, down from 3.9 months in April, and up from 2.3 months in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in May was $285,000, a decrease of 0.9% from one year ago and a decrease of 3.4% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in May averaged 49 days on the market (DOM), 3 days slower than May 2025. 

Forecast: May sales were 23 units, or 7.7%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 294 sales for the month, while actual sales were 317 units. ACRE forecasted a total of 1,223 home sales year-to-date, while there were 1,201 actual sales through May, a difference of 1.8%. 

New Construction: The 50 new homes sold represented 15.8% of all residential sales in the area in May. Total sales decreased 15.3% year-over-year. The median sales price was $280,494, a decrease of 14.3% from one year ago and a decrease of 11.2% from April.
