According to the Lee County Association of Realtors, May residential sales in the Auburn-Opelika area increased 2.2% year-over-year from 269 to 263 closed transactions. Sales increased by 34.2% from April. Two more resources to review: Quarterly Report and Annual Report.

Inventory: May Listings (880) increased 7.6% from April and increased 21.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.3 months, down from 4.2 months in April, and up from 2.7 months in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in May was $400,000, an increase of 6.6% from one year ago and a 5.9% increase from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 51 days on the market (DOM), 14 days faster than May 2025.
Forecast: May sales were 6 units, or 2.2% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 269 sales for the month, while actual sales were 263 units. ACRE projected 1055 sales year-to-date, while actual sales were 925, a difference of 12.3%.
New Construction: The 83 new homes sold represent 31.6% of all residential sales in the area in May. Total sales decreased 24.5% year-over-year and had a 25.8% increase from April. The median sales price in May was $446,900, a 1.8% increase from April and an increase of 13.3% from one year ago.
