According to the Northeast Alabama Association of Realtors, May residential sales in the Gadsden area decreased 16.1% year-over-year from 93 to 73 closed transactions. Inventory: May listings (291) increased 1.0% from April and increased 9.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.7 months, down from 4.3 months in April, and up from 2.9 in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in May was $267,700, a 21.7% increase from one year ago and an increase of 21.7% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 70 days on the market, 15 days slower than May 2025.
Forecast: May sales were 2 units, or 3.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 80 sales for the month, while actual sales were 78 units.
