According to the Calhoun County Board of Realtors, May residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 3.8% year-over-year (Y/Y) from 159 to 165 closed transactions. Inventory: May listings (651) decreased 3.4% from April and decreased 0.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.9 months, down from 4.5 months in April, and down from 4.1 months in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in May was $200,069, a decrease of 3.8% from one year ago and a decrease of 6.9% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 64 days on the market (DOM), 7 days slower than May 2025.
Forecast: May sales were 9 units, or 6.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 683 home sales year-to-date, while there were 730 actual sales through May, a difference of 6.9%
New Construction: The 6 new homes sold represents 3.6% of all residential sales in the area in May. Total sales decreased by 53.8% year-over-year. The median sales price in May was $202,021, a\ decrease of 12.5% from April, and a decrease of 10.3% from one year ago.
