According to the Baldwin Realtors, June residential sales increased 26.5% year-over-year from 673 to 851 closed transactions. Following seasonal trends, sales increased 5.1% from May. Inventory: June listings (3,846) decreased 0.5% from May and increased 2.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.5 months, down from 4.8 months in May and down 19.1% from June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The Baldwin County median sales price in June was $360,000, an increase of 2.9% from one year ago and an increase of 2.5% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 84 days on the market (DOM), 5 days slower than June 2025.
Forecast: June sales were 79 units, or 10.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 772 sales for the month, while actual sales were 851 units.
New Construction: The 119 new homes sold represents 14.0% of all residential sales in June. Total sales decreased by 16.8% year-over-year. The median sales price for new home sales was $348,000, an increase of 0.9% from one year ago and a decrease of 0.9% from May.
