Inventory: Total homes listed for sale in June decreased 67.1% year-over-year from 437 to 144 listings and decreased 2.0% from May. Months of supply (inventory to sales ratio) increased from 1.6 months in May to 1.9 months in June. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in June was $234,950, decreasing 0.9% from one year ago and increasing 0.6% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 56 days on the market (DOM), 1 day slower than June 2025.
Forecast: June sales were 9 units, or 10.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 85 sales for the month, while actual sales were 76 units. ACRE projected 427 sales year-to-date, while actual sales were 423, a difference of 0.99%.
