Huntsville-area home sales up year-over-year in June

According to ValleyMLS.com, June home sales in the Huntsville area increased 29.8% year-over-year from 635 to 824 closed transactions. Following seasonal trends, sales increased 12.1% from May. Sales are up 7.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (2,706) increased 3.5% from May and decreased by 1.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.3 months, down from 3.6 months in May, and down from 4.3 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in June was $347,542, an increase of 0.7% from one year ago and a decrease of 1.8% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in June averaged 42 days on the market (DOM), 1 day faster than June 2025.  

Forecast: June sales were 104 units, or 14.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 720 sales for the month, while actual sales were 824 units. ACRE forecasted a total of 3533 home sales year-to-date, while there were 3855 actual sales through June, a difference of 9.1%.  

New Construction: The 249 new homes sold represents 30.2% of all residential sales in the area in June. Total sales increased by 49.1% year-over-year. The median sales price in June was $343,900, a decrease of 2.3% from May and an increase of 1.5% from one year ago.
