Lake Martin area home sales up 10.7% year-over-year in June

According to the Lake Martin Area Association of Realtors, June residential sales (waterfront and non-waterfront) increased 10.7% year-over-year (Y/Y) from 56 to 62 closed transactions. Following seasonal trends, sales decreased 21.5% from May. Year-to-date sales decreased by 2.7% year-over-year. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: June listings (459) decreased 9.3% from May and decreased 0.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.4 months, up from 6.4 months in May, and down from 8.3 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

 Pricing: The area’s median sales price in June was $597,500, an increase of 58.7% from one year ago, and an increase of 19.7% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in June averaged 124 days on the market (DOM), 0 days faster than June 2025. 

 Forecast: June sales were 2 units, or 3.0%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 64 sales for the month, while actual sales were 62 units. ACRE projected 296 sales in the area year-to-date, while actual sales were 317, a difference of 7.2%.
