Lee County home sales up 12.2% year-over-year in June

According to the Lee County Association of Realtors, June residential sales in the Auburn-Opelika area increased 12.2% year-over-year from 229 to 257 closed transactions. Sales decreased by 2.3% from May. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: June Listings (904) increased 2.7% from May and increased 27.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.5 months, up from 3.3 months in May, and up from 3.1 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

 Pricing: The area’s median sales price in June was $390,000, an increase of 0.0% from one year ago and a 2.5% decrease from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in June averaged 59 days on the market (DOM), 1 days slower than June 2025.  

 Forecast: June sales were 8 units, or 3.1% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 265 sales for the month, while actual sales were 257 units. ACRE projected 1320 sales year-to-date, while actual sales were1182, a difference of 10.5%. 

New Construction: The 81 new homes sold represent 31.5% of all residential sales in the area in June. Total sales increased 2.5% year-over-year and had a 2.4% decrease from May. The median sales price in June was $403,600, a 9.7% decrease from May and a decrease of 1.3% from one year ago.
