Inventory: June listings (515) decreased 1.9% from May and decreased 1.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.2 months, representing a 9.8% decrease from May, and down from 5.7 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in June was $279,500, a decrease of 1.6% from one year ago, and a decrease of 3.6% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 49 days on the market (DOM), 26 days faster than in June 2025.
Forecast: June sales were 7 units, or 6.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 107 sales for the month, while actual sales were 100 units. ACRE forecasted a total of 539 home sales year-to-date, while there were 466 actual sales through June, a difference of 13.5%
New Construction: The 9 new homes sold represented 9.0% of all residential sales in the area in June. Total sales decreased 10.0% year-over-year. The median sales price was $284,000, an increase of 4.7% from one year ago and a decrease of 3.1% from May.
