Inventory: July listings (22,509) decreased 0.7% from June and increased 2.8% from one year ago. Based on the current rate of sales, all active inventory on the market would sell in 3.8 months, slightly higher than it was in June and down from 3.9 in July of 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The statewide median sales price in July was $291,483, an increase of 0.4% from June and a 6.2% increase from one year ago. The differing sample size (number of residential sales in comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 73 days on the market, 4 days slower than one year ago.
Forecast: July sales were 97 units, or 1.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecast 6,013 sales for the month while actual sales were 5,916 units. ACRE projected a total of 36,523 home sales year-to-date, while there were 37,053 actual sales through July, a difference of 1.5%.
New Construction: The 827 new homes sold represented 14% of all residential sales in the state during July. Sales decreased 13.7% from June and decreased 2.6% from July 2025. The median sales price was $318,781, an increase of 0.5% from June and a decrease of 2.9% from one year ago.
