According to the Calhoun County Board of Realtors, July residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 18.9% year-over-year (Y/Y) from 181 to 170 closed transactions. Inventory: July listings (694) decreased 0.3% from June and increased 2.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.1 months, up from 3.8 months in June, and down from 4.8 months in July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in July was $215,000, a decrease of 2.1% from one year ago and an increase of 7.5% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 53 days on the market (DOM), 7 days faster than July 2025.
Forecast: July sales were 7 units, or 4.2%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1013 home sales year-to-date, while there were 1081 actual sales through July, a difference of 6.7%
New Construction: The 9 new homes sold represents 5.3% of all residential sales in the area in July. Total sales changed by 0.0% year-over-year. The median sales price in July was $250,720, an increase of 22.3% from June, and an increase of 0.3% from one year ago.
