Inventory: Total homes listed for sale in July decreased 49.3% year-over-year from 442 to 224 listings and increased 55.6% from June. Months of supply (inventory to sales ratio) increased from 1.9 months in June to 2.1 months in July. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in July was $258,790, increasing 9.7% from one year ago and increasing 10.1% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 78 days on the market (DOM), 27 days slower than July 2025.
Forecast: July sales were 26 units, or 32.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 80 sales for the month, while actual sales were 106 units. ACRE projected 507 sales year-to-date, while actual sales were 529, a difference of 4.3%.
