Inventory: July listings (2,688) decreased 0.7% from June and decreased by 1.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.5 months, up from 3.3 months in June, and down from 4.2 months in July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in July was $349,000, an increase of 2.3% from one year ago and an increase of 0.4% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 43 days on the market (DOM), 4 days faster than July 2025.
Forecast: July sales were 10 units, or 1.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 749 sales for the month, while actual sales were 759 units. ACRE forecasted a total of 4283 home sales year-to-date, while there were 4614 actual sales through July, a difference of 7.7%.
New Construction: The 205 new homes sold represents 27.0% of all residential sales in the area in July. Total sales increased by 14.5% year-over-year. The median sales price in July was $342,580, a decrease of 0.4% from June and a decrease of 2.8% from one year ago.
