Lake Martin area home sales up 17.7% year-over-year in July

According to the Lake Martin Area Association of Realtors, July residential sales (waterfront and non-waterfront) increased 17.7% year-over-year (Y/Y) from 62 to 73 closed transactions. Following seasonal trends, sales increased 17.7% from June. Year-to-date sales increased by 0.3% year-over-year. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July listings (502) increased 9.4% from June and increased 6.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 6.9 months, down from 7.4 months in June, and down from 7.6 months in July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in July was $549,900, a decrease of 2.5% from one year ago, and a decrease of 8.0% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 118 days on the market (DOM), 5 days faster than July 2025. 

Forecast: July sales were 12 units, or 20.2%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 61 sales for the month, while actual sales were 73 units. ACRE projected 356 sales in the area year-to-date, while actual sales were 390, a difference of 9.4.
