Lake Martin’s Waterfront Home Sales Rise year-over-year 24.1% in July

According to the Lake Martin Area Association of Realtors, waterfront home sales during July increased 24.1% year-over-year from 29 to 36 closed transactions. Following seasonal trends, sales increased 24.1% from the 29 homes sold in June. Sales are up 6.1% year-to-date.

Inventory: July listings (222) increased 6.2% from June and increased 16.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 6.2 months, down from 7.2 months in June and down from 6.6 months in July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in July was $799,500, a decrease of 36.4% from one year ago and a decrease of 20.1% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Lake homes sold in July averaged 120 days on the market (DOM), 15 days faster than July 2025.  

Forecast: July sales were 5 units, or 17.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 31 sales for the month, while actual sales were 36 units. ACRE forecast a total of 172 residential sales year-to-date, while there were 175 actual sales through July, a difference of 1.6%.
