Lee County home sales up 2.6% year-over-year in July

According to the Lee County Association of Realtors, July residential sales in the Auburn-Opelika area increased 2.6% year-over-year from 257 to 273 closed transactions. Sales increased by 6.2% from June. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July Listings (937) increased 3.7% from June and increased 33.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 3.5 months in June, and up from 2.6 months in July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in July was $399,000, an increase of 3.5% from one year ago and a 2.3% increase from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 55 days on the market (DOM), 2days slower than July 2025.  

Forecast: July sales were 18 units, or 7.1% above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 255 sales for the month, while actual sales were 273 units. ACRE projected 1575 sales year-to-date, while actual sales were 1455, a difference of 7.6%. 

New Construction: The 102 new homes sold represent 37.4% of all residential sales in the area in July. Total sales decreased 11.3% year-over-year and had a 25.9% increase from June. The median sales price in July was $446,037, a 10.5% increase from June and an increase of 11.2% from one year ago.
