According to the East Alabama Board of Realtors, July residential sales increased 8.7% year-over-year from 155 to 162 closed transactions. Following seasonal trends, sales increased 4.5% from June. Inventory: Total homes listed for sale in July increased 23.1% year-over-year from 509 to 628 listings. The market currently has 3.9 months of supply, up 13.5% from 3.4 months of supply in July 2025.
Pricing: The area’s median sales price in July was $294,450, an increase of 1.9% from one year ago, and a decrease of 3.5% from the prior month. This direction coincides with historical data (2021-2025), indicating that the July median sales price on average decrease from June by 0.3%. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. The average number of days on the market (DOM) for homes sold during July was 57 days, up 11.8% from 51 days one year ago and up 18.8% from 48 days in June 2026.
Forecast: July sales were 18 units, or 14.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 141 sales for the month, while actual sales were 162 units.
