According to the Shoals Area Association of Realtors, July residential sales increased 22.5% year-over-year from 178 to 218 closed transactions. Sales did not change from June. Sales are up 7.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July listings (909) increased by 2.2% from June and increased 20.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.2 months, up from 4.1 months in June and unchanged from July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in July was $269,450, an increase of 1.3% from one year ago and an increase of 9.1% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 60 days on the market (DOM), 34 days faster than July 2025.
Forecast: July sales were 16 units, or 8.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 202 sales for the month, while actual sales were 218 units. ACRE forecasted a total of 1266 home sales year-to-date, while there were 1280 actual sales through July, a difference of 1.1%.
