Wiregrass-area home sales decreased 4.4% year-over-year in July

According to the Wiregrass Board of Realtors, July residential sales up 40.0% year-over-year with 154 closed transactions; sales decreased 16.2% from June. Sales are up 12.7% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July listings (507) decreased 1.7% from June and increased 27.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.9 months, up from 3.4 months in June and up from 2.9 months one year ago. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in July was $232,000, a decrease of 2.5% from one year ago, and a decrease of 2.06% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 76 days on the market (DOM), 12 days slower than in July 2025. 

Forecast: July sales were 11 units, or 9.7%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 118 residential sales for the month, and actual sales were 129 units sold.  

New Construction: The 11 new homes sold represented 8.5% of all residential sales in the area in July. Total sales increased by 10.0% year-over-year. The median sales price was $390,000, an increase of 32.4% from June and an increase of 23.2% year-over-year.
