Inventory: Homes listed for sale increased 5.4% from February and increased 32.3% year-over-year from 1,033 to 1,367 listings. Months of supply increased from 2.7 in March 2024 to 3.4 in March 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in March was $250,000, an increase of 8.7% from one year ago and a decrease of 3.4% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 88 days on the market (DOM), 3 days slower than March 2024.
Forecast: March sales were 19 units, or 4.5%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 416 sales for the month, while actual sales were 397 units. ACRE forecasted 1010 sales in the area year-to-date, while actual sales were 954 units, a difference of 5.5%
New Construction: The 58 new homes sold represent 14.6% of all residential sales in the area in March. Total sales decreased 10.8% year-over-year. The median sales price in March was $345,150, a decrease of 4.0% from one year ago and a decrease of 2.5% from February.
