Cullman residential sales down 12% year-over-year in April

According to the Cullman Association of Realtors, April residential sales decreased 12.2% from one year ago. Sales increased 11.3% from March. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in April increased 33.8% year-over-year from 314 to 420 listings and increased 2.4% from March. Months of supply (inventory to sales ratio) decreased from 5.8 months in March to 5.3 months in April, reflecting a market where sellers generally have increased bargaining power. 

Pricing: The area’s median sales price in April was $239,900, an increase of 5.2% from one year ago and unchanged from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 63 days on the market (DOM), 13 days faster than April 2024. 

Forecast: April sales were 8 units, or 9.3% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 87 sales for the month, while actual sales were 79 units. ACRE projected 293 sales year-to-date, while actual sales were 291, a difference of 0.8%
