Inventory: April listings (3,741) increased 3.7% from March and increased 18.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.5 months, down from 6.2 months in March and remaining unchanged from April 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The Baldwin County median sales price in April was $365,000, an increase of 3.1% from one year ago and a decrease of 4.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 90 days on the market (DOM), 27 days slower than April 2024.
Forecast: April sales were 63 units, or 10.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 622 sales for the month, while actual sales were 685 units.
New Construction: The 150 new homes sold represent 22.0% of all residential sales in April. Total sales increased 23.0% year-over-year. The median sales price for new home sales was $332,920, a decrease of 6.0% from one year ago and a decrease of 3.0% from March.
