Cullman residential sales down 5% year-over-year in June

According to the Cullman Association of Realtors, June residential sales decreased 5.0% from last year. Sales decreased 19.2% from May. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in June increased 10.9% year-over-year from 394 to 437 listings and remained unchanged from May. Months of supply (inventory to sales ratio) increased from 4.6 months in May to 5.8 months in June. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in June was $237,000, a decrease of 1.8% from one year ago and a slight decrease of 0.7% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in June averaged 55 days on the market (DOM), 6 days faster than June 2024. 

Forecast: June sales were 20 units, or 20.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 96 sales for the month, while actual sales were 76 units. ACRE projected 483 sales year-to-date, while actual sales were 461, a difference of 4.6%.
