Athens-area home sales down 8% year-over-year in July

According to the Athens-Limestone Association of Realtors, July residential sales in the area decreased 8.0% year-over-year (Y/Y) from 213 to 196 closed transactions. Sales increased by 7.1% from June. Sales are up 2.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July listings (1,024) decreased 0.6% from June and increased 8.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.2 months, down from 5.6 months in June, and up 4.4 months from July 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in July was $320,000, a decrease of 4.6% from one year ago and a decrease of 0.6% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 61 days on the market (DOM), 16 days slower than July 2024. 

Forecast: July sales were 28 units, or 12.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 224 sales, and actual sales were 196 units. 

New Construction: The 91 new homes sold represent 46.4% of all residential sales in the area in July. Total sales decreased 1.1% year-over-year. The median sales price in July was $337,869, an increase of 7.8% from June and a decrease of 2.8% from one year ago.
