Cullman residential sales up 3.1% year-over-year in October

According to the Cullman Association of Realtors, October residential sales increased 3.1% from one year ago. Sales decreased by 2.9% from September. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in October increased 9.6% year-over-year from 397 to 435 listings and increased 8.5% from September. Months of supply (inventory to sales ratio) increased from 5.9 months in September to 6.6 months in October. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in October was $239,116, decreasing 3.3% from one year ago and a decrease of 7.0% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in October averaged 59 days on the market (DOM), 8 days slower than October 2024. 

Forecast: October sales were 17 units, or 20.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 83 sales for the month, while actual sales were 66 units. ACRE projected 833 sales year-to-date, while actual sales were 760, a difference of 8.8%.
