Huntsville-area home sales up 17.0% year-over-year in October

According to ValleyMLS.com, October home sales in the Huntsville area increased 17.0% year-over-year from 564 to 660 closed transactions. Following seasonal trends, sales decreased 1.6% from September. Sales are up 10.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: October listings (2,407) decreased 0.8% from September and decreased by 6.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.6 months, the same as 3.6 months in September, and down from 4.6 months in October 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in October was $339,995, an increase of 3.0% from one year ago and an increase of 6.2% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in October averaged 50 days on the market (DOM), 3 days slower than October 2024.  

Forecast: October sales were 59 units, or 9.82%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 601 sales for the month, while actual sales were 660 units. ACRE forecast a total of 6475 home sales year-to-date, while there were 6,218 actual sales through October, a difference of 3.97%.  

New Construction: The 179 new homes sold represent 21.7% of all residential sales in the area in October. Total sales decreased by 11.4% year-over-year. The median sales price in October was $357,688, an increase of 9.3% from September and an increase of 5.1% from one year ago.
