Calhoun County home sales down 5.3% year-over-year in November

According to the Calhoun County Board of Realtors, November residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 5.3% year-over-year (Y/Y) from 132 to 125 closed transactions. Sales decreased 15.5% from October and are now up 14.6% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: November listings (661) increased 0.8% from October and 12.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.3 months, up from 4.4 months in October, and up from 4.4 months in November 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in November was $212,500, an increase of 4.2% from one year ago and a decrease of 3.2% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in November averaged 63 days on the market (DOM), 12 days slower than November 2024. 

Forecast: November sales were 5 units, or 4.16%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1,642 home sales year-to-date, while there were 1,547 actual sales through November, a difference of 5.8% 

New Construction: The 6 new homes sold represent 4.8% of all residential sales in the area in November. Total sales decreased by 33.3% year-over-year. The median sales price in November was $231,500, a decrease of 12.7% from October, and a decrease of 3.5% from one year ago.
