Southeast Alabama home sales up 7.3% year-over-year in January

According to the Southeast Alabama Association of Realtors, January residential sales in the Dothan area increased 7.3% year-over-year from 109 to 117 closed transactions. Sales decreased 19.3% from December. Sales are up 7.3% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: January listings (677) increased 6.3% from December and increased 13.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.8 months, up from 4.4 months in December, and up from 5.5 months in January 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The Dothan area’s median sales price in January was $243,500, an increase of 13.3% from one year ago and an increase of 5.9% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.  

Homes sold in January averaged 109 days on the market (DOM), 8 days slower than January 2025.  

Forecast: January sales (117) were 1 unit, or 0.9% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (118). ACRE forecasted a total of 118 home sales year-to-date, while there were 117 actual sales through January, a difference of 0.9%.
