Inventory: Homes listed for sale increased 1.7% from May and increased 1.0% year-over-year from 1,564 to 1,579 listings. Months of supply decreased 0.3 months in June 2026 from the previous month. Months of supply are down from last year’s supply of 3.4 months, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in June was $275,000, an increase of 2.3% from one year ago and an increase of 0.0% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 77 days on the market (DOM), 3 days slower than June 2025.
Forecast: June sales were 16 units, or 3.5%, above the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 473 sales for the month, while actual sales were 489 units. ACRE forecasted 2272 sales in the area year-to-date, while actual sales were 2267 units, a difference of 0.2%.
New Construction: The 62 new homes sold represents 12.7% of all residential sales in the area in June. Total sales decreased by 28.7% year-over-year. The median sales price in June was $366,400, an increase of 2.5% from one year ago and an increase of 3.2% from May.
