Calhoun County home sales down 1% year-over-year in February

According to the Calhoun County Board of Realtors, February residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 0.8% year-over-year (Y/Y) from 124 to 123 closed transactions. Sales increased 3.4% from January and are now up 5.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: February listings (608) increased 3.9% from January and increased 20.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, consistent with 4.9 months in January and up from 4.1 months in February 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in February was $192,000, an increase of 0.5% from one year ago and an increase of 1.1% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in February averaged 52 days on the market (DOM), 8 days faster than February 2024. 

Forecast: February sales were 10 units, or 8.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 242 home sales year-to-date, while there were 230 actual sales through February, a difference of 5.1% 

New Construction: The 20 new homes sold represent 16.3% of all residential sales in the area in February. Total sales increased 122.2% year-over-year. The median sales price in February was $206,863, a decrease of 8.3% from January and a decrease of 20.4% from one year ago.
