Athens-area home sales down 2% year-over-year in May

According to the Athens-Limestone Association of Realtors, May residential sales in the area decreased 1.8% year-over-year (Y/Y) from 228 to 224 closed transactions. Sales increased 6.7% from April. Sales are up 5.6% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: May listings (1,008) increased 2.9% from April and increased 27.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.5 months, down 4.7 from April and up 3.5 months from May 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in May was $310,000, a decrease of 5.0% from one year ago and a slight increase of 0.2% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in May averaged 53 days on the market (DOM), 21 days slower than May 2024. 

Forecast: May sales were 2 units, or 0.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 226 sales, and actual sales were 224 units. 

New Construction: The 101 new homes sold represent 45.1% of all residential sales in the area in May. Total sales decreased 9.0% year-over-year. The median sales price in May was $320,605, an increase of 4.1% from April and a decrease of 0.7% from one year ago.
