Baldwin County home sales decrease slightly year-over-year in June

According to the Baldwin Realtors, June residential sales decreased 0.3% year-over-year from 675 to 673 closed transactions. Contrary to seasonal trends, sales decreased 4.1% from May. Sales are up 2.7% year-to-date. Two more resources to view: Quarterly Report and Annual Report.

Inventory: June listings (3,759) remained unchanged from May and increased 20.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.6 months, up from 5.4 months in May and up from 4.6 months in June 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The Baldwin County median sales price in June was $350,000, a decrease of 4.1% from one year ago and a decrease of 4.1% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in June averaged 79 days on the market (DOM), 16 days slower than June 2024. 

Forecast: June sales were 32 units, or 4.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 705 sales for the month, while actual sales were 673 units.  

New Construction: The 143 new homes sold represent 21.2% of all residential sales in June. Total sales decreased 18.3% year-over-year. The median sales price for new home sales was $345,000, a decrease of 3.0% from one year ago and an increase of 1.1% from May.
