Athens-area home sales decrease 4.3% year-over-year in November

According to the Athens-Limestone Association of Realtors, November residential sales in the area decreased 4.3% year-over-year (Y/Y) from 188 to 180 closed transactions. Sales decreased 16.7% from October. Sales are up 8.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: November listings (992) increased 1.0% from October and increased 1.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.6 months, up from 5.6 in October and down from 5.2 in November 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-5 months of supply. 

Pricing: The area’s median sales price in November was $319,900, an increase of 8.9% from one year ago and a decrease of 5.9% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in November averaged 57 days on the market (DOM), 3 days slower than November 2024.  

Forecast: November sales were 20 units, or 9.83%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 200 sales, and actual sales were 180 units. ACRE forecast a total of 2,213 sales in the area year-to-date, while there were 2,112 actual sales through November, a difference of 4.55%.   

New Construction: The 100 new homes sold represent 55.6% of all residential sales in the area in November. Total sales decreased 9.8% year-over-year. The median sales price in November was $312,317, a decrease of 13.2% from October and a decrease of 0.3% from one year ago.
