According to the Athens-Limestone Association of Realtors, January residential sales in the area decreased 5.1% year-over-year (Y/Y) from 137 to 130 closed transactions. Inventory: January listings (963) decreased 0.62% from December and increased 3.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.4 months, up from 5.2 in December and up from 6.8 in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-5 months of supply.
Pricing: The area’s median sales price in January was $331,788, an increase of 5.8% from one year ago and an increase of 7.0% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 74 days on the market (DOM), 7 days slower than January 2025.
Forecast: January sales were 23 units, or 14.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast ACRE projected 153 sales, and actual sales were 130 units. ACRE forecast a total of 153 sales in the area year-to-date, while there were 130 actual sales through January, a difference of 14.9%.
New Construction: The 63 new homes sold represent 48.5% of all residential sales in the area in January. Total sales decreased 7.4% year-over-year. The median sales price in January was $348,113, an increase of 9.5% from December and an increase of 12.0% from one year ago.
