According to the Athens-Limestone Association of Realtors, April residential sales in the area increased 6.1% year-over-year (Y/Y) from 198 to 210 closed transactions. Sales increased 12.3% from March. Sales are up 8.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (980) increased 3.1% from March and increased 26.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.7 months, down 5.1 from March and up 3.9 months from April 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The area’s median sales price in April was $309,450, a decrease of 2.5% from one year ago and a decrease of 0.2% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 70 days on the market (DOM), 29 days slower than April 2024.
Forecast: April sales were 12 units, or 5.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 198 sales, and actual sales were 210 units.
New Construction: The 90 new homes sold represent 42.9% of all residential sales in the area in April. Total sales remained unchanged year-over-year. The median sales price in April was $308,040, a decrease of 2.2% from March and a decrease of 2.7% from one year ago.
