According to the Morgan County Association of Realtors, April residential sales in the Decatur area (Morgan and Lawrence Counties) decreased 15.4% year-over-year (Y/Y) from 149 to 126 closed transactions. Inventory: Total homes listed for sale in April increased 77.1% year-over-year from 319 to 565 listings. Months of supply rose from 2.1 in April 2024 to 4.5 in April 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The area’s median sales price in April was $251,000, an increase of 0.4% from one year ago and a decrease of 1.6% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 57 days on the market (DOM), 17 days slower than April 2024.
Forecast: April sales were 13 units, or 9.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 139 sales for the month, while actual sales were 126 units.
New Construction: The 13 new homes sold represent 10.3% of all residential sales in the Decatur area in April. Total sales decreased 51.9% year-over-year. The median sales price in April was $272,499, a decrease of 5.3% from March and a decrease of 4.4% from one year ago.
