Montgomery-area home sales up 2% year-over-year in July

According to the Montgomery Area Association of REALTORS, July home sales in the area Increased 2.4% year-over-year from 413 to 423 closed transactions. Following seasonal trends, sales decreased 9.2% from June. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale decreased 1.5% from June and increased 17.3% year-over-year from 1,313 to 1,540 listings. Months of supply increased from 3.2 months in July 2024 to 3.6 months in July 2025, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in July was $260,000, an increase of 6.1% from one year ago and a decrease of 3.3% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 70 days on the market (DOM), 2 days faster than July 2024. 

Forecast: July sales were 53 units, or 11.2%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 476 sales for the month, while actual sales were 423 units. ACRE forecasted 2,899 sales in the area year-to-date, while actual sales were 2,727 units, a difference of 5.9%. 

New Construction: The 83 new homes sold represent 19.6% of all residential sales in the area in July. Total sales increased 38.3% year-over-year. The median sales price in July was $349,900, an increase of 4.7% from one year ago and a decrease of 2.1% from June.
