Lee County home sales down 3.6% year-over-year in October

According to the Lee County Association of Realtors, October residential sales in the Auburn-Opelika area decreased 3.6% year-over-year from 196 to 189 closed transactions. Sales increased 6.8% from September. Two more resources to review: Quarterly Report and Annual Report.

Inventory: October Listings (644) decreased 1.4% from September and decreased 1.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 3.7 months in September, and up from 3.3 months in October 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in October was $400,000, an increase of 10.8% from one year ago and an increase of 0.0% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in October averaged 60 days on the market (DOM), 4 days slower than October 2024.  

Forecast: October sales were 11 units, or 6.31% above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 178 sales for the month, while actual sales were 189 units. ACRE projected 2135 sales year-to-date, while actual sales were 2056, a difference of 3.7%. 

New Construction: The 73 new homes sold represent 38.6% of all residential sales in the area in October. Total sales decreased 19.8% year-over-year and decreased 23.7% from September. The median sales price in October was $415,000, an increase of 0.7% from September and an increase of 10.4% from one year ago.
