January Brings Slight Increase in Alabama Home Sales

January home sales in the state increased 3.4% year-over-year from 3,455 to 3,574 closed transactions. Consistent with seasonal trends, sales decreased 25.1% from December. Sales have increased 3.4% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: January listings (19,887) increased 1.5% from December and increased 5.4% from one year ago. Based on the current rate of sales, all active inventory on the market would sell in 5.6 months, up from 4.1 in December and up from 5.5 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The statewide median sales price in January was $269,877, an increase of 2.3% from December and a 4.1% increase from one year ago. The differing sample size (number of residential sales in comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in January averaged 87 days on the market, 15 days slower than one year ago. 

Forecast: January sales were 16 units, or 0.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecast 3,590 sales for the month while actual sales were 3,574 units. ACRE projected a total of 3,590 home sales year-to-date, while there were 3,574 actual sales through January, a difference of 0.4%.   

New Construction: The 629 new homes sold represented 17.6% of all residential sales in the state during January. Sales decreased 32.0% from December and increased 2.4% from January 2025. The median sales price was $340,322, an increase of 0.7% from December and 9.7% from one year ago.
