Inventory: January listings (3,203) increased 3.8% from December and decreased 0.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.4 months, up from 5.5 months in December and down from 7.7 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The Baldwin County median sales price in January was $375,000, an increase of 7.1% from one year ago and an increase of 7.6% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 98 days on the market (DOM), 20 days slower than January 2025.
Forecast: January sales were 10 units, or 2.2%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 444 sales for the month, while actual sales were 434 units.
New Construction: The 94 new homes sold represent 21.7% of all residential sales in January. Total sales increased 6.8% year-over-year. The median sales price for new home sales was $358,604, an increase of 5.6% from one year ago and an increase of 2.9% from December.
