According to the Greater Alabama MLS, January home sales in the Birmingham area increased 0.5% year-over-year from 786 to 790 closed transactions. Inventory: January listings (3,672) decreased 1.24% from December and increased 11.07% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.6 months, up from 3.4 months in December, and up from 4.2 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in January was $292,575, decreasing slightly from December and an increase of 3.8% from one year ago. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 55 days on the market, 5 days faster than January 2025.
Forecast: January sales were 21 units, or 2.76%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 769 sales for the month, while actual sales were 790 units. ACRE forecasts a total of 790 home sales in the area year-to-date, while there were 769 actual sales through January, a difference of 2.76%.
New Construction: The 99 new homes sold represents 12.5% of all residential sales in the Birmingham area in January. Total sales increased by 28.6% year-over-year. The median sales price in January was $354,900, an increase of 2.2% from December and an increase of 9.3% from one year ago.
