Wiregrass-area home sales up 28.2% year-over-year in January

According to the Wiregrass Board of Realtors, January residential sales up 28.2% year-over-year with 91 closed transactions; sales decreased 11.7% from December. Sales are down 2.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: January listings (447) decreased 0.45% from December and increased 16.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, up from 4.4 months in December, and down from 5.4 months one year ago. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in January was $237,500, an increase of 12.0% from one year ago, and an increase of 4.2 from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in January averaged 81 days on the market (DOM), 6 days faster than in January 2025. 

Forecast: January sales were 13 units, or 16.3%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 78 residential sales for the month, and actual sales were 91 units sold.  

New Construction: The 14 new homes sold represented 15.4% of all residential sales in the area in January. Total sales increased by 7.7% year-over-year. The median sales price was $278,354, a decrease of 16.0% from December and a decrease of 24.5% year-over-year.
