Lake Martin’s waterfront home sales down 18.8% year-over-year in January

According to the Lake Martin Area Association of Realtors, waterfront home sales during January decreased 18.8% year-over-year at 13 closed transactions. Sales decreased by 31.6% from December

Inventory: January listings (139) decreased 1.4% from December and increased 6.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 10.7 months, increasing from 7.4 months in December, and up from 8.2 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The median sales price in January was $1,164,154, an increase of 6.0% from one year ago and a decrease of 8.5% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Lake Martin homes sold in January averaged 175 days on the market (DOM), 38 days slower than January 2025.  

Forecast: January sales were 2 units, or 15.5% below Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 15 sales for the month, while actual sales were 13 units. ACRE forecasted a total of 15 sales in the area year-to-date, while actual sales were 13 units, a difference of 15.5%.
