According to the Lake Martin Area Association of Realtors, February residential sales (waterfront and non-waterfront) decreased 11.4% year-over-year (Y/Y) from 35 to 31 closed transactions. Inventory: February listings (423) increased 10.4% from January and increased 19.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 13.6 months, up from 12.0 months in January, and up from 10.1 months in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in February was $535,500, a decrease of 5.3% from one year ago and an increase of 12.7% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 107 days on the market (DOM), 26 days slower than February 2025.
Forecast: February sales were 4 units, or 12.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 35 sales for the month, while actual sales were 31 units. ACRE projected 62 sales in the area year-to-date, while actual sales were 63, a difference of 1.0%.
