Sales: According to the East Alabama Board of Realtors, April residential sales increased 17.2% year-over-year from 136 to 116 closed transactions. Inventory: Total homes listed for sale in April increased 44.6% year-over-year from 388 to 561 listings. The market currently has 4.1 months of supply, up 23.3% from 3.3 months of supply in April 2025.
Pricing: The area’s median sales price in April was $283,500, a decrease of 3.9% from one year ago, and a decrease of 2.2% from the prior month. This direction contradicts historical data (2021-2025), indicating that the April median sales price on average increase from March by 13.3%. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. The average number of days on the market (DOM) for homes sold during April was 49 days, down 25.8% from 66 days one year ago and down 16.9% from 59 days in March 2025.
Forecast: April sales were 19 units, or 16.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 117 sales for the month, while actual sales were 136 units.
